The life expectancy of a new electrical installation is approximately 50 Years. There are many factors that affect life expectancy i.e. the type of wiring and how it was used. As the life of an installation is pretty long, it is easy to forget that it will eventually need replacing.
Electrical rewiring involves the replacement of old, dangerous, or non-compliant electrical equipment i.e. cables, fittings, distribution boards (fuse boxes) and BDI Electrical is very experienced in this type of electrical work.
Contemplating a complete rewire is a huge undertaking but very worthwhile in updating your home electrics to meet current regulations and most importantly, safety standards. A rewire will also make the electrical wiring in your home more capable of meeting today’s demands in terms of electrical appliances.

Fuse Board Upgrades
If you live in an older building or you have an outdated electrical wiring system on your property, it’s likely to be time for a fuse board upgrade. You might even be in need of an electrical rewire. Opting to invest in fuse board replacement will not only ensure that you are compliant with regulations, but it will also always minimize the chance of you experiencing any major electrical faults.
Here at BDI Electrical, our team of fully qualified electricians is experienced in fuse board upgrades & replacement. We will be able to either upgrade your current fuse box or simply replace it with a new one, to provide you with a safer electrical infrastructure. Internal and external Lights
Outdoor lights are usually made of non-corrosive materials to take on all of the harsh elements they will likely face. They are also sealed much better due to the likely water they will come in contact with, whether it be rain or snow. Other than that, the light bulbs and electrical structure are all the same in both indoor and outdoor light fixtures.
If you have an outdoor fixture you are particularly fond of, it can be beautifully installed in a bathroom or kitchen for some additional light. Outdoor lights can be especially useful in bathrooms due to the high amounts of humidity they will likely face. These outdoor lights often have a polished brass or copper look which can give off a cool or lounge-type feel, giving guests a truly unique experience when visiting your home. Wiring will deteriorate with age and this could be due to environmental factors such as dampness, heat, and cold, or it could be due to damage for example rodent damage, or even through modifications made by homeowners. Testing in this situation allows the electrician to understand the condition of the wiring.

What is an EICR?
An electrical installation condition report (EICR) is an in-depth inspection of your property’s electrical systems and installation. The report assesses the competency of your electrics by three different categories:
- C1 – this indicates that danger exists and will need immediate attention.
- C2 – this indicates that there is the potential for danger and advises urgent attention.
- C3 – this indicates that the electrics pose no danger but still recommends the improvement of the electrical system.

How do you know if you need an EICR?
Over time, electrical installations will deteriorate with wear and age. This can potentially become a risk if they are not regularly checked; improperly insulated wiring can lead to dangerous electrical shorts while faulty wiring and appliances can cause electrical fires.
So, whether you’re a business owner, landlord or homeowner, it’s important you carry out regular checks on the condition of the electrics in your property.
The IET Wiring Regulations BS 7671, which sets the standard for electrical installations in the UK, recommends the following:
- Business Owners – should have an EICR test once every five years.
- Landlords – should also have an EICR test once every 5 years, or when there is a change of tenancy.
- Homeowners – should have an EICR test one every 10 years unless the property has a swimming pool in which case it is recommended the electrics should be tested every year.
From 1st June 2020, landlords in England will be required by law to have the electrical installation in their rental properties checked by a qualified electrician to ensure that they are safe. The exact terminology of what is required is called an Electrical Installation Condition Report or EICR for short.
The EICR which is provided by a competent electrician will be valid for 5 years and therefore a new inspection must be done every 5 years after that. The landlord must provide a copy of a valid Electrical Installation Condition Report to both new and existing tenants.
Electrical installations in rental properties must be inspected prior to the start of a new tenancy by 1st July 2020.
If you have a property which is rented out to an existing tenant, this property will need to be checked by 1st April 2021.
When done properly, this should have a dramatic impact on the level of safety for tenants throughout the country. There is a problem here though. Many companies offer so-called “drive by” Electrical Installation Condition Reports which consist of a very brief check of the installation and little or no actual testing. The whole purpose of the new regulations is that properties are actually thoroughly checked and any electrical safety issues rectified, however some landlords may try to cut corners on this in order to save money, and some electrical firms are happy to offer a worthless piece of paper for a very low price, in order to keep the landlord compliant.
At BAI we believe the safety of our clients and their tenants is of utmost importance. We also believe strongly in the integrity of our work. We don’t cut any corners and when we carry out an Electrical Installation Condition Report in London rental properties we do a very thorough job. This can result in great peace of mind for landlords and tenants alike knowing that their electrical installation actually is safe and compliant. We refuse to participate in the “race to the bottom” and so we stick to our guns when it comes to the level of service we offer, even if it means we can’t compete on price most of the time. We believe this is the way forward as ultimately those who cut corners will be caught out eventually and suffer the consequences.
We have a large portfolio of London Landlords and Letting Agents who trust in our services and come back to us year after year for their electrical inspection and testing work.
All our records are kept digitally and we can provide printed copies as well to be kept locally by the tenants. This means if ever a landlord loses a copy of their EICR Report they can easily contact us and we can send them a duplicate copy.
If you are a property owner in London or the surrounding area and need an Electrical Installation Condition Report, feel free to contact us for a fixed price quotation.
